# Livin+

> Livin+ (Livin Plus) is a smart villa and hotel system. One system runs the villa and serves the guest: villa control on a tablet, a TV that welcomes each guest by name, an AI concierge, a guest app for services, a team console for every villa and, with the Partner add-on, offers and rides from the villa's own partners. ## What it does
- Villa control: lights, AC, curtains and audio from the villa tablet, plus one-touch Moments (Morning, Relax, Evening, Good Night, Away). Stay keys lock the villa at check-out.
- TV welcome: the TV greets the guest by name with the clock, weather, nights left, check-out time and QR codes for the guest app and the villa Wi-Fi.
- AI concierge (Ask Livin+): answers questions about the villa and the area at any hour and hands over to the villa team when a person is needed.
- Guest app (iPhone and Android): opens with a stay key or one QR scan, no account. Housekeeping, spa, food and other service requests; offers and vouchers from the villa's own partners (Partner add-on).
- Rides (Partner add-on, with the villa's own drivers): the guest orders a ride, drivers send a price, the guest can counter, both agree, then the ride is tracked live.
- Team console: every villa, request, booking, partner and statistic in one place. Livin+ does not supply or manage third-party partners: the villa owner chooses its own merchants and drivers and agrees the commission with them.
- Works offline inside the villa: Home Assistant keeps switches, lights, AC and automations running if the internet goes down.

## Plans and prices (Indonesian rupiah, excluding VAT)
- Livin+ Home: only for one private villa or home (a single unit, not a hotel and not 2+ villas). From Rp 1,500,000 a month (villa control, Moments, stay keys, monitoring and care). The final price depends on how much is installed and is quoted after the free survey.
- Livin+ Stay: for rental villas and hotels. Villas: Rp 2,990,000 a month for 3 villas (everything in Home plus TV welcome, guest app, AI concierge, services and payments, and the team console).
- Livin+ Stay, more villas: each extra villa costs one third of a 3-villa pack; villas 4–9 save 10%, 10–24 save 20%, 25+ save 30%.
- Hotels run on Livin+ Stay only: Rp 3,000,000 per property a month, then Rp 250,000 per room (AI Concierge included); rooms 51–150 save 15%, 151+ save 25%.
- AI Concierge is included in Livin+ Stay at no extra charge (it runs on the customer's own AI key).
- Livin+ Stay add-ons (optional, Livin+ Stay only, a flat price per month per client account, not per villa and not by the number of drivers):
  - Partner add-on: Rp 1,000,000 a month. Your own merchants and drivers: your restaurant, spa or shop with vouchers and POS, and your own drivers who take guest ride requests and send prices. Payments go through your own payment gateway, no per-sale fee from Livin+.
  - HRM add-on: Rp 1,500,000 a month. Your villa team: attendance, payslips, leave and work schedules, plus a connection to Cloudbeds or another channel manager.
  - Example: Livin+ Stay for 3 villas with the Partner add-on is Rp 3,990,000 a month; with both add-ons Rp 5,490,000 a month.
- Activation: Rp 1,500,000 per villa (hotels Rp 1,000,000 per room, Rp 15,000,000 minimum), free on a 2-year plan. Billed monthly with a 12-month minimum, or yearly with 2 months free.
- Devices are sold outright (no rental) and quoted after a free site survey.
- Bring your own key (BYOK): AI models, maps, online payment fees and messaging run on the customer's own accounts and API keys and are billed by each provider, not by Livin+.
